Full Service Property Management:

Priced per Contract Agreement

Prepare your property for marketing:

a)      The property is prepared to appeal to the best residents.

b)      We compile a list of all recommended work and secure the best prices.

c)       We review this list with the contractors and supervise the work you authorize.

d)      We also have an in-house maintenance team at your disposal.

 

Rental  Market Analysis:

a)      Monitor the local Marketing trends that affect area rents.

b)      We perform regular Rental Reviews to make sure your rents are priced

 

Get it rented:

a)      We prepare and place ads in the local and military housing authorities,

b)      We place a sign in front of the property.

c)       All leads are professionally pursued on a daily basis.

d)      We administer lease renewals/terminations/evictions as needed.


Screen the applicant:

a)      We run a credit/criminal background check on each potential tenant, 18 or older

b)      We verify each applicant’s financial qualifications.

c)       We contact the applicant's current landlord and verify their rental history.


Schedule/Showing:

a)      After qualifying applicants financially, we schedule and show your rental

b)      The property's best features are emphasized to each prospect.

c)       We secure and Reservation Deposits due, and begin the Leasing Process.

 

Complete the Leasing Process:

a)      We prepare all pre-leasing agreements, contracts, addendums, disclosures, etc.,..

b)      All fees, {Any additional Security Deposit, Pro-Rates, Water/Sewer, Pet Fees, etc.,..} are collected from tenants.

c)       We provide the tenants with a detailed checklist to formally attest to the condition of the apartment/home at the time of the Move-in.

d)      We perform regular inspections of your property to help maintain the condition of your rental property.

 

Collect the Rent:

a)      We pursue your rents until collected in full or the tenant is evicted or vacates.

b)      Negative payment trends are responded to before bad habits form.

c)       We do regular rent analysis and raise rents when appropriate.


Maintain your Property:

a)      We have a dedicated repair team at your disposal to respond to emergencies 24 hours a day - even on weekends!

b)      We inspect all repairs and maintenance.

c)       We monitor all costs.

d)      We perform regular inspections.

e)      You are notified of all potential problems.

Property Supervision

$35/visit

 

a)      In your absence we can make interior/exterior property inspections [2x monthly minimum]

b)      Verify power, heat, water are all in good working condition

c)       Snow Removal/Lawn Care provided as needed
